Boone County Home Values Surge 9% in Past Year as Inventory Stays Tight

COLUMBIA, Missouri — The housing market in Boone County continues to heat up, with median home values rising more than 9% compared to last year, according to the Columbia Board of Realtors.
Columbia Prices Outpace State Median
In June 2025, the median home price in Columbia reached $355,000, which is $67,500 higher than Missouri’s statewide median. Over just the last month, prices climbed another 4%, underscoring the strength of the local housing market.
Demand Strongest Under $350,000
Columbia Board of Realtors President-Elect Alice Leeper said the sharp rise reflects ongoing demand, particularly for homes priced under $350,000. “We have less inventory in that range compared to homes above $350,000. Demand is higher at the lower prices, and we haven’t been able to keep up with the number of houses available,” she explained.
Market Returning to Pre-Pandemic Trends
Leeper added that monthly statistics fluctuate depending on the mix of homes sold, but overall, the Boone County market is stabilizing. “We see the average and the median both will change month to month based on the mix of homes that sell. If more homes above $500,000 sell, the data skews higher, and vice versa,” she noted.
She also emphasized that the local market has returned to a more normal pace compared to the frenzy of recent years. “We find that the sale price to the original list price is about 97.7 percent. And that’s consistent with what we saw nationally before COVID,” Leeper said.
